Structural Engineering/Inspections & Reports
Inspections and reports
A licensed Florida Professional Engineer looks at the structure, tells you what is going on in plain language, and gives you a signed report you can hand to a buyer, an insurer, a lender or a building department.

What we inspect
Home inspectors describe. Engineers evaluate. When a crack, a sag, a wet slab or a storm leaves a question only a licensed engineer can answer, we come out, measure, assess and put our findings and our stamp on paper.
A written report signed and sealed by a licensed Florida Professional Engineer: what we observed, what it means, what to do next and, when the structure needs it, a repair design your contractor can price and permit. We state the limits of what a visual inspection can establish and tell you when testing or a geotechnical investigation is the honest next step.
How it works
We designed our process so you always know what to expect.
Call us or send the form with photos if you have them. We reply with next steps the same business day and book the visit.
The engineer measures, photographs and assesses the structure, and consults with you on site about what the findings mean and what a repair would involve.
You receive a signed report. If a repair is needed, we design it; if a permit is needed, we prepare the documents and handle the review.
Frequently asked questions
Straight answers from licensed engineers — no jargon, no runaround. If your question is not listed here, call us and we will answer it directly.
No. A home inspection is a general visual survey by a home inspector. A structural inspection is an engineering evaluation by a licensed Professional Engineer, and it ends in a signed report that building departments, insurers and lenders accept.
Yes, once we have inspected the condition the letter has to address. We never sign for work we have not seen.
Yes. Many inspections end with a report that documents sound construction. You pay for an answer, not for a repair you do not need.
Yes. Post-storm assessments and insurance reports are a core part of structural practice in Florida, and we prioritise them when a storm has passed.
A milestone inspection is a specific statutory inspection for condominium and cooperative buildings of three or more habitable stories. See our condo milestone and SIRS page for that service.
Tell us where the property is and what you are seeing. We will get back to you within one business day with a scope, a date and a fee. No pressure. No runaround.
